Happy Friday! Our Tenant Talks interview series continues with Shamco Management owner, Alan Shamah this month to discuss how the company works to continue to be proactive about maintenance and repairs:
Q: Do your property managers all live in the buildings or nearby?
A: We have live in staff in all of the larger properties.
Q: Every now and then just like a home, apartments need to have repairs. How reliable are your property managers at taking care of the repairs in a timely manner?
A: Our 24 hour hotline records all repair requests. These get logged onto a report that I get weekly. It is very reliable. There are also plenty of other checks to the system.
Q: How are property managers proactive in maintaining the buildings/apartments so less repairs are needed?
A: We do proactive inspections to the critical systems of the building such as the boiler and elevators. We just completed our annual roof inspections to reduce leaks in the winter.
Q: What is the correct protocol when issuing a maintenance request?
A: Call into the 24 hour hotline as it’s our only way to track the repair.
Q: Describe your ideal tenant.
A: An ideal tenant is one who calls us when there is an issue that needs to be addressed.
